We started corresponding with Dave Robbins, Shields Real Estate, in December 2000.

We had not spent any time in Colorado Springs, and other than basic information on the Internet, knew very little about the area. We knew that the house had to meet certain criteria and we forwarded the requirements to Dave. Basic requirements included enough for space our children to play, both indoors and out, and a reasonable commuting distance to work. Dave corresponded with us on almost a daily basis. Each time he wrote to us he told us a little about the area and sent us 5-6 listing numbers of houses that might fit our needs. We finally met with Dave in February 2001. Upon meeting Dave, we asked him to make appointments with 5-10 homes a day for us to see. The first day, he did exactly that. The homes were nice but not really what we wanted. Dave listened to our comments and on the second day he came even closer to showing us a house that we would buy. By the third day, we liked most of the homes that he showed us and found the one that we eventually bought. Dave did an excellent job of focusing our efforts, scheduling appointments, planning travel routes, and making maximum use of our time. He listened to our comments on the listings we visited and by the third day, we believe Dave knew exactly what was important to us. When walking through the homes, he didn't just point out the positive details of the house to make a sale, he also pointed out the faults and why the house may not work for us. After finding the right home, Dave also recommended other services that helped complete our sale. He recommended a loan service that provided an excellent rate, no origination fee, and also a certified inspector. Dave helped facilitate a quick closing because Steve was leaving for a military deployment and we needed to be in the house as soon as possible. He was able to assist us in getting the house to close in two weeks. He called us almost daily at our hotel to make sure we had completed the right documents and taken required actions so the closing would go smoothly. Dave continues to offer any help we might possibly need that is related to the house. We would be happy to recommend Dave to anyone moving to Colorado Springs.

In three days we walked through 40 homes and found the 'one' we were looking for. Dave's time was our time - we were his business that week and it was appreciated so much that when is came time to sell our home we called Dave. Though there were several homes on our street that had been on the market for 6 months to 2 years, Dave had ours sold in just over 1 month! Dave went above and beyond for me and sold the home when an agent with another broker couldn't Il done. Here's the story. My wife and who are currently living in Alexandria, Virginia, placed our Colorado Springs rental property for sale with another broker back In April. While I repeatedly asked for a strategy for selling the home I received nothing but silence. It was as if she was ignoring the question. While I was asking questions such as how can we more effectively market the property; how can we increase the curb appeal; how can we gain a competitive advantage over other homes in the area, the broker's only response was to list the home on MLS and reduce the price of the home every two weeks until it is sold. After four months of frustration and a lack of communication from the broker, I fired her and contacted Dave Robbins. Dave was a breath of fresh air from the very first phone call. Ho listened to my frustrations, told me he could affectively market the home and want to work developing suggestions and recommendations for selling the home. His market analysis was directly to the point and articulated the strengths and weaknesses of our property. He suggested making basic repairs to the home that the other broker overlooked, applying a new coat of paint, proactively taking out a home warranty, having the home Inspected, etc. I agreed with all of his suggestions, made the repairs, elc, and the home began getting viewed by potential buyers, Additionally, Dave Identified potential hall damage with the roof and suggested I have It Inspected. The subsequent Inspection identified that the roof had extensive damage and required replacement. The roof was replaced and became a huge factor in the offer that wo subsequently accepted. But Dave wasn't done yet with his outstanding service. Since we live In Virginia, Dave took Il upon himself to provide contacts for carpet cleaners, painters, a plumber, a garage door repair service and an electrician. He opened the home for repairs and even mowed the lawn a few Umas. The bottom-line is Dave went above and beyond and sold our home. We are in his debt. Having bought and sold eight homes over the years, my wife and I have experienced the full spectrum of good to bad real estate agents. Dave was head and shoulders above all of the agents we've worked with in regards to service, communication, strategy development and success.
